37.5 hours a week – Monday to Friday – some flex will be needed for the business from time to time
About the role
The overall role purpose is to carry out building surveying duties to Lloyds Pharmacy branches, residential and sub-let properties. Emphasis will be on project management, contract administration, dilapidations, pre-acquisition surveys and asbestos issues, general maintenance etc.
Some of the duties will involve Inspect branches (trading and non-trading), residential and sub-let units, advising on defects etc, refurbishments, cost of works, timescales etc in line with lease terms. You will also carry out pre-acquisition building surveys of potential new pharmacies. Specify works required, obtain tenders, and manage works on site, looking at all pre and post contract duties. You will Inspect vacant residential and commercial units at termination of tenancy, provide general property related advise to other companies within the group and support to maintenance help desk. You will be in control and selection of contractors and undertake development works as required. You will be required to ensure projects are carried out on time and within budget whilst maintaining a close working relationship with property and retail colleagues.
You will be able to advise on insurance rebuilding valuations and claims and service charge issues and give advice on party wall, service of all notices etc on any development projects. You will represent company in dilapidations negotiations with landlords.
To be successful in the role you will need to have a degree in Building Surveying, or equivalent. Be a Chartered Surveyor or be qualified by experience. Have a previous background in retail and have a full UK Driving Licence
We are looking for someone who is resilient and a team player but also able to work on own initiative with minimum supervision, show a flexible working approach and have the ability to challenge if necessary. You will need to sometimes be flexible to be contactable outside of working hours if the business requires. You will be familiar with Microsoft Packages and be able to manage your own workload and meet deadlines. You will have experienced in working with/supervised third party contractors, be able to negotiate and communicate effectively with customers, both internally and externally at all levels. Ideally but not essentially, you will have good knowledge of database and spreadsheet software’s, have administrative and office-based skills.
The majority of the work will be between Reading and Bristol so the ability to commute to this areas is a must for this role.
